THIS INDENTURE made the Twenty fourth day of May in the year of our Lord one thousand seven hundred and fifty one; Between BIRKETT PRATT of County of STAFFORD, Gentleman, of one part and JOHN BRIAN of County of Westmorland, Planter, of other part; Witnesseth that BIRKETT PRATT in consideration of seventy pounds to him in hand paid by JOHN BRYAN, the receipt of which said BIRKETT doth acknowledge, hath and by these presents doth bargain and sell unto JOHN BRIAN his heirs all that tract of land lying in the upper end of Washington Parish and County of Westmorland and containing by estimation one hundred acres more or less, Beginning at Locust Post standing by a Sassafras in the line of Mr. RICHARD BERNARD and running South twenty eight degrees and an half East fifty one pole to a large forked red Oak standing by a Path, then South forty four degrees East one hundred twelve poles to a large red Oak and Hickory growing together at the Root, then South thirty seven degrees East seventy poles to an Ash and Poplar standing in a Swamp call'd PRATT's SWAMP in or nigh the land called Mr. CHARLES ASIITON's twelve poles distant from two red Oak sapling corner to said ASHTON, with all right title and interest of BIRKETT PRATT to these presents of and in the land in the possession of said BIRKETT lying on the North Eastward or lower side of the above describ'd line being a Dividing Line between the land of JOHN BRYAN and the said BIRKETT, which land was devised in the Last Will and Testament of JOHN PRATT, deceased, Father of said BIRKETT, to BIRKETT PRATT party to these presents in fee simple as by the Will remaining on Record in the County Court of KING GEORGE may more at large appear, together with all priviledges profits commodities and hereditaments to the granted land belonging; To have and to hold the land and premises hereby convey'd with appurtenances unto JOHN BRYAN his heirs and BIRKETT PRATT doth hereby covenant with JOHN BRYAN his heirs that the convey'd land and premises with appurtenances unto JOHN BRYAN his heirs against BIRKETT PRATT and his heirs and against every other person he will w ant and for ever defend by these presents; In Witness whereof BIRKETT PRATT hath hereunto set his hand and seal the day and year above written Signed sealed and delivered in presence of

Be it remembered that on the day of the date of the within written Deed full and peaceable possession and seisen of the land and premises was given and delivered by BIRKETTPRATT to JOHN BRYAN by Turf and Twig, part of the premises to hold to him said JOHN BRYAN and his heirs to the uses within mention'd

Westmorland Sct. The 25th of May 1751. According to the above Commission to us directed, we have taken the private examination of MARGARET BRYAN and she relinquished all her Right of Dower in the land to BURDITT ASHTON with free consent without any manner of compulsion, as witness our hands
